Maharashtra Land Titling Act 2026: What Property Buyers Should Know

Maharashtra Land Titling Act 2026: What Property Buyers Should Know

According to Maharashtra’s Revenue Minister, Chandrashekhar Bawankule, the state is preparing to bring in the proposed Land Titling Act, which is expected during the Winter Session in Nagpur in December 2026.

The proposed legislation is intended to also change the status of Maharashtra from a licensee to a state with a conclusive land-title system regarding government record of property ownership. It may include a set of integrated property cards containing information about ownership, updated measurements of property, boundaries, valuation and a QR code for identification.

Moreover, there would be a vertical property card for the flat owners that would contain information about the area, flat area and undivided share of land. Another suggested part of the feature refers to introducing vertical property cards for owners of flats, which includes basic information such as dimensions of the flats, the area of construction, and the owner’s proportionate share of land.

Additionally, the government has set a target to complete the measurement of properties within 15 days of petitioning, by making use of licensed surveyors as well as a range of technologies such as drones and rovers.

This could potentially lead to added transparency for sellers, buyers, and developers alike. However, key questions related to matters such as the process and implications in terms of objections, rights to appeal, jurisdiction of civil court, and compensation mechanism will need to be addressed by the final legislation.

Until such time that the proposed plan becomes a law, buyers continue to check for title deed details, extract of the 7/12, property card, transfer details, boundaries, and necessary approvals.

What This Means for SaraswatiNagri Buyers

At SaraswatiNagri, Nagpur, it is important to note that documentation and planned layout infrastructure form an integral part of the plotted-development process. The purpose of land-titling reforms is to ensure that buyers are aware of various ownership documents, layout plans, and property documents prior to making any purchase. Buyers should ensure that the documentation related to their plot is verified independently before any transaction happens.

SaraswatiNagri: Building Buyer Trust Through Transparency

The proposed Land Titling Act emphasizes the importance of transparency and documentation in the buying and selling of properties. For builders seeking to buy land for a scheme like SaraswatiNagri in Nagpur, clarity about title information, including property deeds, ownership records, boundaries and approvals would be reassuring to them. As Maharashtra begins to change to a more professional and reliable land record regime, transparent documentation can aid in buyers’ decisions. By focusing on clear data on properties and following proper development planning techniques, SaraswatiNagri can make the buying process easier for buyers.
